Preconstruction Manager, Design-Build and CMAR
Location: Lawrence, KS
Job Type: Full-time
Travel: Occasional, to project sites and client meetings
Pay: $125,000 to $150,000 per year
Own preconstruction from contract award to groundbreaking, leading the estimating team and guiding owners to an approved GMP.
Must-Haves
- Bachelor’s degree in Construction Management, Engineering, Architecture, Business, or a related field
- 7 to 10 years in estimating, preconstruction, or project management
- Strong understanding of Design-Build, CMAR, and negotiated delivery
- Experience preparing detailed cost estimates and GMP proposals
- Proficiency with Procore and Bluebeam
- Proven ability to lead client-facing budget and schedule presentations
- Strong organization, communication, and problem-solving skills
What You’ll Do
- Lead the estimating team through accurate estimates at every design phase
- Manage budgets from contract through GMP development
- Direct value engineering with owners, consultants, and designers
- Build preconstruction schedules and lead constructability reviews
- Present budgets and secure owner GMP approval
- Handle owner contracts, redlines, retainage, allowances, and contingency within company guidelines
- Prequalify subcontractors, set bid strategy, and plan long-lead procurement
- Recommend subcontractors at GMP and hand off procurement strategy to Operations
- Run turnover meetings and confirm readiness for mobilization
- Serve as the main point of contact for owners and design partners
