JOBSUMMARY
Responsibilitiesincludemaintainingoverallpropertyappearanceandgeneralmaintenanceofelectrical,plumbing,flooring,painting,carpentry,parkinglotsandHVACmaintenancerequests.
JOBESSENTIALRESPONSIBILITIES–thefollowingisnotanall-inclusivelistofthejobresponsibilities;
- Responsibleforthemaintenanceandoperationofallgrounds,buildingsystems,hardware&equipmenttoensuretheoperationofequipmentiswithindesigncapabilitiesandtoachieveproperenvironmentalconditionsprescribedbythebuildingmanagement.
- Ensuretheperformanceofbuildingsystems,hardware&equipmentwithpreventivemaintenanceasprescribedbymanufacturer’srecommendationsandspecifications.
- Responsibleformaintainingtheprofessionalappearanceofthegrounds,buildingsystems,hardware&andengineeringspaces.
- Responsibleforopening,assigning,updatingandclosingallelectronicworkorders.Entersandupdatespreventivemaintenanceschedulesandscopesofwork.Generatesperiodicreportsasrequired.
- Maintainanenergymanagementprogramtoensuremeasuresaretakentooperateallsystemsinthemostefficientmannertokeepoperatingcostsataminimum.
- Reviewbuildingoperations,preventivemaintenance,training,energymanagementandequipmentstatusonafrequentbasis.
- Responsibleformaintainingthebuildinglightingsystem,includingelementandballastrepairsorreplacements.
- Otherdutiesincludemovingfurniture,fixturesandofficepartitions,repairinglocks,doors,hinges,furnitureandothermiscellaneousitems,themonthlyinspectionoffireextinguishersandvariousbuildingmaintenancedutiesasassignedbythepropertymanagement.
KNOWLEDGE,EXPERIENCE,SKILLS/ABILITIES
- Minimum1-yearrelatedworkexperienceincommercialrealestate/retailpropertymaintenance
- Goodworkingknowledgeofgeneralfacilitiesmaintenanceandrepairworkincludingbasicplumbing,electrical,andflooringwork.
- Knowledgeofandtheabilitytoperformbasicscheduledcommercialpropertymaintenanceanduseofvarioustypesofhandtools,machinery,etc.
- Knowledgeofapplicablesafetyrulesandregulations.
EducationRequirements:
MinimumHighSchoolDiplomaorGEDCertificate;somecollegeleveleducationpreferred.
PhysicalRequirements:
- This position is primarily performed in a commercial office setting with extended periods of standing and walking; must be physically able to climb ladders, bend or crawl into awkward spaces; must be able to lift up to 50 pounds at a time. Frequent exposure to medium to loud machinery noise, building and masonry materials, odors and all-season outdoor weather conditions.
