Requirements:3+ years of land development or construction finance experience.

Position Overview:
The Development Finance & Project Analyst will support the financial management, analysis and reporting for land development and construction projects. This role combines financial modeling and project accounting with hands on support for ERP systems (including cloud ERP and Acumatica), cost control, and cross functional collaboration to ensure projects meet budget, schedule and financing objectives. The Analyst will provide timely, accurate insights to development, construction and finance teams and external stakeholders to support decision making and drive project profitability.

Key Responsibilities:

  • Build and maintain financial models and feasibility analyses for land development and construction projects, including sensitivity and scenario analysis.
  • Prepare project budgets, forecasts and cash flow projections; update and reconcile actuals to budget monthly.
  • Manage project accounting tasks: job cost tracking, revenue recognition, month end close support, account reconciliations and capitalized cost schedules.
  • Monitor and report on project performance metrics (cost to complete, earned value, variance analysis) and identify risks or opportunities to improve outcomes.
  • Support contract administration: review cost estimates, track change orders, process subcontractor invoices and validate billings against contract terms.
  • Operate and configure cloud ERP systems to support project accounting and reporting; act as a primary user/subjectmatter expert for Acumatica implementation, optimization and user support.
  • Prepare lender, investor and internal reporting packages, including draw requests, covenant reporting and executive summaries.
  • Support due diligence for acquisitions and financing: analyze historical performance, perform sensitivity testing and prepare memos for internal and external stakeholders.
  • Collaborate closely with development, construction, legal and procurement teams to ensure financial controls are embedded in project workflows.
  • Identify and implement process improvements to increase efficiency, accuracy and transparency in project financial management.

Qualifications:

  • Bachelors degree in Finance, Accounting, Real Estate, Construction Management or related field; advanced degree (MBA, MS) or professional credential (CPA, CMA) is a plus.
  • 3+ years of relevant experience in development finance, land development, construction accounting or project finance; experience on both development and construction sides preferred.
  • Proven expertise in financial modeling, project feasibility analysis and cash flow forecasting; advanced Excel skills required.
  • Hands on experience with cloud ERP systems and implementations, with demonstrated working knowledge of Acumatica strongly preferred.
  • Familiarity with GAAP project accounting, job cost accounting, revenue recognition and month end close processes.
  • Practical knowledge of land development processes (entitlements, permitting, site work) and construction cost drivers is highly desirable.
  • Strong analytical mindset, high attention to detail, excellent written and verbal communication skills, and the ability to present complex financial information to nontechnical stakeholders.
  • Self starter who can manage multiple projects and deadlines in a fast paced environment, and who works well in cross functional teams.
