Job Description
We are looking for an experienced Property Manager to oversee day-to-day operations for a residential community in Santa Cruz, California. This is a Contract position that will remain active on an ongoing basis until the role is filled. The ideal candidate will bring strong multifamily property management experience, sound operational judgment, and the ability to maintain an organized, resident-focused environment.

Responsibilities:
• Direct the daily management of the property, ensuring smooth operations across leasing, resident services, maintenance coordination, and vendor communication.
• Monitor occupancy, resident retention, and community performance while responding promptly to operational issues and service requests.
• Manage property records, reports, and administrative documentation with accuracy using Microsoft Office and other relevant management systems.
• Support budgeting, rent collection, and basic financial tracking to help maintain the property’s performance goals.
• Ensure the community remains compliant with applicable housing standards, including HUD-related requirements when applicable.
• Partner with maintenance staff and external contractors to prioritize repairs, track completion, and uphold property appearance and safety standards.
• Address resident concerns professionally, resolve escalated matters, and promote a positive living experience throughout the community.• At least 2 years of experience managing multifamily residential properties.
• Demonstrated background in property management within residential, commercial, or property management company settings.
• Working knowledge of HUD regulations and housing compliance practices is preferred.
• Proficiency with Microsoft Office, including Word, Excel, and Outlook.
• Strong organizational skills with the ability to manage competing priorities in a fast-paced environment.
• Effective communication and relationship-building skills when working with residents, vendors, and internal stakeholders.
• Ability to operate independently, make informed decisions, and maintain professionalism in day-to-day property operations.
