Company Overview

Maverick Management Corp (and through its affiliates) owns, manages, and leases a diverse real estate portfolio consisting primarily of retail properties, along with select office and residential assets. Our properties are located predominantly throughout the Eastern United States, with additional holdings in the South, Midwest, and West. We are seeking an experienced and highly motivated Property Manager to oversee the day-to-day operations, maintenance, and performance of a multi-state retail property portfolio.

Position Overview

The Property Manager will be responsible for the operational management of a portfolio of commercial retail properties located primarily throughout Philadelphia, South Jersey, and New Jersey, along with periodic attendance at the company's Brooklyn office. Reporting directly to senior management, this individual will ensure properties are well-maintained, compliant with applicable regulations, financially efficient, and responsive to tenant needs.

Responsibilities

  • Manage the day-to-day operations of a portfolio of commercial retail properties, ensuring assets are maintained to company standards and operating efficiently.
  • Conduct regular property inspections and oversee maintenance, repairs, and capital improvement projects, including roofing, HVAC, plumbing, electrical systems, and other building infrastructure.
  • Respond to and resolve tenant concerns, service requests, and emergency property issues while maintaining strong tenant relationships and high occupancy satisfaction.
  • Manage vendors, contractors, and service providers, including bidding, contract negotiations, project oversight, and performance evaluation.
  • Oversee compliance matters, including municipal violations, energy compliance requirements, annual inspections, regulatory testing, and life-safety requirements.
  • Assist with leasing efforts, tenant onboarding, renewals, and property turnover activities as needed.
  • Monitor property operating expenses, review invoices, and work with accounting and executive teams to support portfolio performance and ownership objectives.
  • Provide regular reporting to senior management regarding property conditions, ongoing projects, tenant matters, and operational performance.

Qualifications and Requirements

  • Bachelor's degree preferred; relevant property management experience will be strongly considered in lieu of formal education.
  • Minimum of 5-10+ years of commercial property management experience, with significant experience managing retail properties.
  • Experience managing downtown retail storefronts, shopping centers, and standalone retail locations.
  • Strong understanding of building systems, including roofing, HVAC, plumbing, electrical, and general maintenance operations.
  • Demonstrated experience handling municipal violations, compliance matters, inspections, and regulatory requirements.
  • Proven ability to manage contractors, vendors, and maintenance personnel.
  • Strong tenant relations and customer service skills.
  • Experience with leasing support and tenant occupancy matters.
  • Excellent organizational, project management, and follow-up skills.
  • Ability to effectively prioritize multiple projects and meet deadlines in a fast-paced environment.
  • Strong problem-solving skills with a hands-on approach and a commitment to resolving issues completely.
  • Proficiency with Microsoft Office Suite and property management software.
  • Must possess a valid driver's license, have reliable transportation, and be willing to travel regularly throughout the assigned portfolio.
  • Ability to periodically work from and attend meetings at the Brooklyn office.
