The Preconstruction Leader at Michael Kinder & Sons leads the planning, budgeting, and coordination efforts that turn client goals into successful construction projects. Serving a wide variety of industries and project types, the team guides projects through budgeting, scheduling, value engineering, scope development, and preconstruction planning. Preconstruction Leads who enjoy building relationships, solving problems, and helping clients make informed decisions will excel at MKS. More than coordinators of scope and cost, our Preconstruction Leads serve as trusted advisors, helping clients make informed decisions that maximize the value of their investment and position projects for long-term success.

YOUR EXPECTATIONS
ENGAGE CLIENTS | LEAD PROCESS | IMPROVE PROCESSES

CLIENT RELATIONSHIP MANAGEMENT

  • Serve as the primary representative of MKS, demonstrating professionalism, responsiveness, and a commitment to exceptional client service.
  • Build trust-based relationships that foster open communication and long-term partnerships.
  • Educate clients on project delivery processes, actively listen to their needs, and guide them through key project decisions.

PRECONSTRUCTION LEADERSHIP

  • Participate in initial client meetings to establish expectations and position projects for success.
  • Define and document Conditions of Satisfaction (COS), including budget, schedule, project goals, and procurement requirements.
  • Lead project strategy, scope development, budgeting, and scheduling efforts from project kickoff through construction turnover.

TEAM & PROCESS MANAGEMENT

  • Facilitate preconstruction team meetings and ensure accurate documentation using Procore and MKS standards.
  • Collaborate with estimating personnel to develop project budgets, bid packages, and pricing strategies.
  • Develop and maintain project schedules and ensure team alignment on critical milestones, deadlines, and deliverables.

CONTRACT/FINANCIAL MANAGEMENT

  • Lead the contract process, ensuring timely execution and verification of project funding and budget approvals.
  • Oversee the issuance and administration of design agreements.
  • Manage the preconstruction billing and contract amendments to maintain contractual clarity through all project phases.

CONSTRUCTION TRANSITION

  • Lead the turnover process to Operations, ensuring all preconstruction decisions, assumptions, and documentation are conveyed effectively.
  • Ensure the construction team understands and aligns with the established Conditions of Satisfaction.
  • Maintain continuity between preconstruction and construction phases to minimize scope gaps, budget variances, and communication challenges.

PROJECT CLOSEOUT & IMPROVEMENT

  • Participate in project closeout meetings to evaluate cost performance, savings opportunities, and budget variances.
  • Identify lessons learned and implement improvements to enhance future project outcomes.
  • Contribute to the ongoing refinement of MKS processes through project feedback, performance metrics, and client insights.

NECESSARY QUALIFICATIONS

  • Minimum Education | bachelor’s degree in an accredited Construction Management, Civil Engineering, Architecture, Building Construction, or related field
  • Minimum Working Experience
    • Commercial Construction | 10 years
    • Precon Lead Experience | 5 years
    • Estimating Experience | 5 years
  • Excellent writing, organizational and computer skills (MS Excel, MS Word)
  • Required in-depth knowledge of plans and specifications on various construction project types.
