Job Title: Project Manager – Ground-Up Commercial ConstructionJob Description

The Project Manager will lead large-scale ground-up commercial construction projects valued above $20 million, with a focus on site work and new construction. This role oversees day-to-day field operations, ensures adherence to schedules and contract requirements, and manages projects from start to finish while maintaining high standards of safety, quality, and client satisfaction. The position is based out of an office in Reston, VA, with active projects located throughout Northern Virginia.

Responsibilities
  • Manage day-to-day field activities to ensure project milestone dates and overall schedule completion dates are achieved.
  • Develop and maintain short-interval, look-ahead project schedules to communicate upcoming activities, track progress, and proactively address issues.
  • Foster and maintain a culture that prioritizes safety, health, and cleanliness on all project sites.
  • Coordinate and manage all construction activities to ensure work is executed in an orderly, deliberate manner consistent with contract documents and the required standard of care.
  • Verify that all work is installed in a workmanlike manner, including ensuring elements are plumb, level, and properly aligned.
  • Obtain all required inspections and ensure that quality-related aspects of the work are fully documented.
  • Ensure all aspects of the project comply with contract terms and all applicable legal and regulatory requirements governing the project and its community.
  • Administer client-specific programs such as Construction Quality Control (CQC), safety initiatives, and environmental stewardship requirements.
  • Conduct and/or attend pre-construction meetings, progress meetings, and other project and staff meetings as needed.
  • Lead and participate in regular meetings with internal teams and external stakeholders, including owners and subcontractors, to align on project goals and progress.
  • Meet regularly with client representatives to review project status, proactively identify and resolve issues, and keep clients fully informed about the work.
  • Manage changes in project scope to ensure that the most current contract documents are used at all times, minimizing avoidable rework.
  • Administer contracts, subcontracts, purchase orders, and related agreements to ensure that scope, terms, and conditions are consistently met.
  • Oversee the punch list process and project closeout activities to ensure timely and complete project delivery.
  • Maintain accurate and timely project documentation, including daily paperwork such as timecards, field reports, and schedule updates.
  • Oversee RFIs and submittals to ensure timely responses and alignment with project requirements.
  • Manage projects from start to finish as part of a general contractor team, ensuring coordinated execution across all phases of construction.
Essential Skills
  • At least 5+ years of experience as a Project Manager in construction, including a minimum of 3 to 5 years managing ground-up commercial construction projects.
  • Proven experience managing commercial construction projects valued at $30 million or more, with a focus on site work and new construction.
  • Demonstrated experience working for a general contractor (not as an owner's representative), managing projects from inception through completion.
  • Strong background in ground-up commercial construction, including site work and base building activities.
  • Proficiency in managing RFIs and submittals and ensuring they are processed accurately and on time.
  • Experience running projects start to finish, including planning, execution, monitoring, and closeout.
  • Ability to manage and coordinate multiple stakeholders, including owners, subcontractors, and internal teams.
  • Strong understanding of construction contracts, subcontracts, purchase orders, and associated terms and conditions.
  • Knowledge of and commitment to construction safety practices and programs.
  • Ability to read, interpret, and apply contract documents and construction drawings.
  • Strong organizational skills with the ability to maintain detailed project documentation, including timecards, field reports, and schedule updates.
Additional Skills & Qualifications
  • Experience with community center or similar commercial facility construction.

  • Skill in leading project meetings and facilitating collaboration among diverse stakeholders.

Work Environment

The role operates within a team-focused, highly collaborative work environment where coordination and communication are central to project success. The office is located in Reston, VA, and project work is performed throughout Northern Virginia. The initial assignment includes an 18-month project based in Manassas, followed by additional projects across the region. The position involves regular presence on active construction sites, working closely with field teams, subcontractors, and clients, and requires adaptability to a dynamic project-based schedule typical of large commercial construction.

Job Type & Location

This is a Permanent position based out of Reston, VA.

Pay and Benefits

The pay range for this position is $100000.00 - $140000.00/yr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
