Position Purpose: Underwrite single-family residential (SFR) acquisition opportunities across multiple target markets to drive property purchase decisions.

Key Responsibilities

  • Underwriting & Property Valuation:
    • Perform rapid, high-volume underwriting on single-family properties, evaluating As-Is Value, As-Repaired Value (ARV), and offer amounts using comparative market analysis (CMA).
    • Apply real estate financial metrics (Cap Rate, NOI, Cash-on-Cash Return, IRR, Gross Yield) to assess potential residential acquisitions.
    • Identify and estimate scope for value-add repairs and renovations required to reach resale values.
  • Market Research & Portfolio Analytics:
    • Conduct market data analysis on submarket value growth, local economic indicators, school districts, property taxes, and migration trends.
    • Develop dynamic financial models in Excel to track acquisition performance, analyze portfolio trends, and produce ad-hoc investment reporting.
  • Cross-Functional & Vendor Interaction:
    • Interface professionally with real estate agents, brokers, attorneys, property management teams, and construction vendors to verify deal assumptions.
    • Coordinate with internal transaction and renovation teams to ensure seamless execution from initial lead underwriting through closing.

Job Requirements & Qualifications

  • Education: Bachelor’s degree in Real Estate, Finance, Economics, Business, or a related field (or equivalent combination of education and experience).
  • Experience: 2+ years of hands-on experience in single-family residential valuation, real estate financial modeling, corporate finance, or asset management.
  • Technical Skills: Advanced proficiency in Microsoft Excel (financial modeling, lookup formulas, pivot tables) and MS Office Suite.
  • Industry Knowledge: Solid understanding of local and state real estate practices, closing procedures, valuation methods, and market customs.
  • Competencies: Strong quantitative problem-solving skills; ability to thrive and maintain accuracy in a fast-paced, high-volume work environment.
