Property Manager

Tesoro Group is seeking an experienced Contracted Property Manager to help assistant a client with the sale of a Property. This role will be working with (1) property in St. Paul, MN (55109). The ideal candidate will have at least 2 years' experience in property management, have knowledge and experience with affordable housing/LIHTC within section 42/income restricted units. This role is contracted and expected to last 3-6 months in length, but could become permanent for the right candidate.

This role will be working with (1) property and 204 income restricted units.

Salary: $27-$28/hour DOQ. This role is contracted and expected to last 3-6 months in length, but could become permanent for the right candidate.

Schedule: Monday – Friday 8am – 5pm.

Job Duties and Responsibilities:

Supervision and Management:

• Oversee the day-to-day operations of the properties within a designated area.
• Manage and supervise property managers and on-site staff.
• Ensure compliance with company policies and procedures, as well as local, state, and federal laws.
• Develop and implement strategies to improve property performance and tenant satisfaction.

Financial Management:

• Prepare and manage budgets for multiple properties.
• Monitor financial performance, including income, expenses, and occupancy rates.
• Ensure timely collection of rent and other payments.
• Manage operating expenses and capital expenditures.

Tenant Relations:

• Address tenant concerns and complaints in a timely and effective manner.
• Maintain positive relationships with tenants and property owners.
• Ensure compliance with fair housing laws and regulations.

Marketing and Leasing:

• Oversee marketing and leasing efforts for multiple properties.
• Develop and implement strategies to attract and retain tenants.
• Negotiate and manage lease agreements.

Position Requirements:

• 2 years' experience in property management – affordable housing experience is required.
• Knowledge of government subsidy programs.
• Knowledge of affordable housing within section 42, income restricted and senior properties.
• Working knowledge of Microsoft Office Suite, Outlook, and Excel.
• Be able to successfully complete a background check before employment.
