This position is designated as a "Safety Sensitive Position," requiring full and unimpaired skills and judgment to safely execute job duties.
Key Responsibilities:
- Perform all maintenance and repair work, both major and routine, for apartments, supportive buildings, common areas, irrigation systems, and grounds.
- Respond to service requests within one business day.
- Complete turnkey work in vacant apartments, including repairs, paint, and lock/key rotation.
- Ensure the maintenance shop is neat, organized, and well-stocked.
- Be on-call for 24-hour emergency maintenance services.
- Follow the Fair Housing Act at all times.
- Provide technical guidance to the maintenance team, overseeing repairs of mechanical and architectural systems.
- Perform preventive maintenance on HVAC systems, building exteriors, and recreational equipment.
- Maintain and repair swimming pool equipment.
- Paint interior and exterior surfaces, including parking lot striping and curbs.
Qualifications:
- HVAC or EPA certification is preferred.
- Experience in pool operation and maintenance is a plus.
- 3+ years of related work experience is preferred.
- Knowledge of electrical and mechanical aspects of appliance repair, HVAC troubleshooting, and basic skills in electricity, refrigeration, plumbing, carpentry, and irrigation systems.
- Availability to work in an on-call capacity for 24-hour maintenance services.
Physical Demands:
- Must be able to lift objects up to 75 lbs.
- Ability to bend, stoop, twist, and reach overhead for extended periods.
- Capable of bending forward when picking up objects from the ground.
