POSITION SUMMARY
Lead construction, rebuild, remodel, and major maintenance projects for new and existing restaurants, serving as the Owner’s Representative throughout the project lifecycle. Manage projects from site due diligence through construction, closeout, and turnover to Operations, ensuring each project is completed safely, on schedule, within budget, and to company standards.
Partner with general contractors, architects, engineers, consultants, vendors, utility providers, governmental agencies, and internal teams to successfully execute multiple projects across the company’s footprint.
ESSENTIAL RESPONSIBILITIES
- Serve as the Owner’s Representative, protecting the company’s interests related to project cost, schedule, quality, safety, and execution.
- Manage all phases of construction projects, including due diligence, design coordination, bidding, contract negotiations, construction, closeout, and warranty.
- Develop and manage project budgets, forecasts, schedules, milestones, change orders, and risk mitigation plans.
- Coordinate and hold accountable general contractors, architects, engineers, consultants, vendors, and equipment suppliers.
- Maintain a strong network of qualified contractors and vendors and identify opportunities to improve consistency, quality, and cost.
- Regularly visit active construction sites to monitor progress, quality, safety, and adherence to company standards; conduct inspections, punch lists, and warranty reviews.
- Ensure compliance with applicable building codes, permitting requirements, OSHA, ADA, environmental, and health department regulations.
- Review and approve contractor and vendor invoicing and manage project documentation and reporting.
- Partner with Operations, Facilities, IT, Procurement, Training, and Marketing to coordinate utilities, equipment, store openings, and successful turnover to Operations.
- Manage assigned remodels, capital improvements, major maintenance, and catastrophic damage restoration projects.
QUALIFICATIONS
- 3+ years of construction or project management experience; Owner’s Representative experience preferred.
- Restaurant or retail construction/development experience strongly preferred, particularly within a multi-unit or multi-site organization.
- Experience managing multiple concurrent projects, contractors, budgets, schedules, and vendors across a geographic region.
- Strong knowledge of construction methods, budgeting, forecasting, cost controls, permitting, building codes, OSHA, and ADA requirements.
- Strong communication, negotiation, organization, and problem-solving skills with the ability to work independently in a remote environment.
- Associate degree or higher in Construction Management, Engineering, Architecture, Project Management, or related field preferred; equivalent relevant experience considered.
- Proficiency in Microsoft Office; experience with Procore, Buildertrend, Microsoft Project, Primavera P6, or similar platforms preferred.
TRAVEL & LOCATION
- This is a high-travel position requiring up to 90% travel to project sites, restaurant locations, and project meetings.
- Candidates must have a valid driver’s license and be able to navigate active construction sites, including climbing as necessary for inspections.
- The role does not need to be based in Birmingham and may be remotely based in Alabama, Georgia, Tennessee, Mississippi, Arkansas, or Florida.
