CREDE Construction Advisory is seeking a highly analytical and motivated Financial & Development Analyst to support the acquisition, underwriting, financing, development, and asset management of commercial real estate projects.
This role is ideal for an individual who enjoys financial modeling and investment analysis but also wants exposure to the full development lifecycle, from site selection and due diligence through construction, lease-up, and stabilization.
You will work closely with company leadership and project teams to evaluate investment opportunities, support development activities, analyze financial performance, and help drive strategic decision-making across a growing portfolio of commercial real estate projects. The company’s current development activities primarily involve ground-up commercial projects designed for smaller tenants, including projects in Texas.
What You'll Do
Financial Analysis & Underwriting
- Build and maintain acquisition and development financial models.
- Analyze project cash flows, returns, financing structures, and investment performance.
- Perform sensitivity and scenario analyses to evaluate key risks and opportunities.
- Support lender and investor underwriting packages and financing activities.
Acquisitions & Due Diligence
- Underwrite potential acquisitions and development opportunities.
- Prepare investment summaries and decision-support materials.
- Coordinate due diligence efforts, including title, survey, environmental, zoning, and financial reviews.
- Assist with transaction management and closing activities.
Development & Project Support
- Support projects throughout pre-development, construction, lease-up, and stabilization.
- Track schedules, budgets, project milestones, and critical path items.
- Assist with entitlement, permitting, and development coordination activities.
- Collaborate with architects, engineers, contractors, brokers, lenders, and consultants.
Reporting & Portfolio Analysis
- Monitor project and property performance against approved business plans.
- Prepare reports for management, lenders, investors, and project stakeholders.
- Update forecasts, operating projections, valuations, and investment analyses.
- Support portfolio and asset management initiatives.
Market Research
- Conduct market research, demographic analysis, rental surveys, and competitive assessments.
- Evaluate emerging trends and development opportunities within target markets.

What We're Looking For
Required Qualifications
- Bachelor's degree in Finance, Real Estate, Accounting, Economics, Business, or a related field.
- 2+ years of experience in real estate financial analysis, acquisitions, development, lending, investment management, or a related field.
- Advanced Excel skills with demonstrated experience building and maintaining financial models.
- Strong understanding of real estate finance concepts, including:
- Discounted cash flow (DCF)
- IRR and equity multiple
- Cap rates
- Loan-to-cost (LTC)
- Loan-to-value (LTV)
- Debt service coverage ratio (DSCR)
- Strong analytical, organizational, and communication skills.
Preferred Qualifications
- Experience underwriting commercial real estate development projects.
- Experience with acquisitions, development, asset management, or commercial lending.
- Familiarity with industrial, flex, or multi-tenant commercial assets.
- Experience preparing lender and investor reporting packages.
