Maintenance Director

At Langdon Place of Exeter, we believe a safe, comfortable, and well-maintained community plays an essential role in the quality of life of our residents.

We’re looking for an experienced, dependable, and hands-on Maintenance Director to oversee the maintenance, safety, and overall physical condition of our assisted living community. This is a leadership position for someone who takes pride in their work, can manage both day-to-day maintenance needs and larger projects, and understands the importance of creating a safe and welcoming environment for residents, families, and staff.

The ideal candidate is proactive, organized, responsive, and comfortable balancing hands-on maintenance work with department leadership, regulatory compliance, vendor management, and preventative maintenance.

Schedule: Full-Time | M-F 8:00 AM – 4:30 PM
Salary: $68,000 – $70,000 per year
Availability: Flexibility required for occasional after-hours maintenance needs and emergencies

As our Maintenance Director, you’ll be responsible for overseeing the maintenance and physical operations of the community while ensuring the building, grounds, equipment, and systems remain safe, functional, and well maintained.

Your responsibilities may include:

• Overseeing the day-to-day operations of the Maintenance Department

• Performing and coordinating general repairs, preventative maintenance, and routine inspections

• Responding promptly to maintenance requests from residents and staff

• Maintaining HVAC, plumbing, electrical, lighting, and other building systems

• Troubleshooting equipment and facility issues and coordinating repairs when necessary

• Developing and maintaining a comprehensive preventative maintenance program

• Conducting regular inspections of resident apartments, common areas, equipment, grounds, and building systems

• Preparing resident apartments for new admissions, including repairs, painting, and general maintenance

• Overseeing outside contractors and vendors and ensuring work is completed safely and appropriately

• Obtaining quotes and coordinating larger maintenance and capital improvement projects

• Maintaining accurate maintenance records, inspection documentation, service logs, and required reports

• Monitoring supplies, tools, and equipment and maintaining appropriate inventory

• Ensuring compliance with applicable fire, life-safety, OSHA, building, and regulatory requirements

• Participating in fire drills, emergency preparedness activities, and required safety inspections

• Identifying potential safety hazards and taking prompt corrective action

• Supporting snow removal, grounds maintenance, and seasonal property needs

• Working collaboratively with community leadership and other departments to address facility needs

• Maintaining a clean, organized, and safe maintenance workspace

• Responding to urgent building or maintenance concerns outside of normal working hours when necessary

• Supporting the community during emergencies, weather events, power outages, and other unexpected situations

• Protecting resident privacy, dignity, and rights at all times

Your leadership helps ensure Langdon Place of Exeter remains a safe, attractive, comfortable, and welcoming home for our residents.

• Strong knowledge of general building maintenance and repair

• Experience with HVAC, plumbing, electrical, carpentry, painting, and general facility systems

• Strong troubleshooting and problem-solving skills

• Ability to prioritize multiple maintenance requests and projects

• Excellent organizational and time-management skills

• Ability to work independently while collaborating effectively with community leadership

• Strong communication skills and a professional, resident-focused approach

• Experience managing vendors, contractors, and service providers

• Understanding of preventative maintenance and life-safety practices

• Ability to remain calm and responsive during urgent maintenance situations

• A hands-on leadership style and willingness to step in wherever needed

• Compassion, patience, and professionalism when working around seniors and their families

• High school diploma or equivalent required

• Previous maintenance or facilities management experience required

• Previous supervisory or maintenance leadership experience strongly preferred

• Experience in assisted living, senior living, healthcare, hospitality, or a similar residential environment preferred

• Working knowledge of HVAC, plumbing, electrical, carpentry, and general building maintenance

• Ability to safely operate tools and maintenance equipment

• Basic computer skills and ability to maintain electronic maintenance records

• Ability to meet the physical demands of the position, including prolonged standing, walking, bending, climbing, and lifting

• Must meet all applicable health, background, and employment requirements

• Must be available to respond to occasional after-hours maintenance issues and emergencies
