The Title Processor is responsible for managing residential and commercial real estate transactions from contract receipt through closing. This role involves coordinating with buyers, sellers, lenders, real estate agents, attorneys, and title examiners to ensure all documentation is accurate, complete, and compliant with company policies and state regulations. The Title Processor plays a critical role in facilitating smooth and timely closings.
Essential Duties and Responsibilities
· Review purchase contracts, lender instructions, title commitments, and closing requirements.
· Review title searches, tax certificates, surveys, payoffs, and other
necessary documentation.
· Identify and resolve title defects, liens, judgments, and other
issues affecting clear title.
· Communicate with buyers, sellers, lenders, real estate agents,
attorneys, and underwriters regarding transaction status and requirements.
· Prepare commitment packages and coordinate title curative matters.
· Obtain mortgage payoff statements and verify lien information.
· Collect and review homeowner association (HOA) information, estoppel
letters, and municipal requirements as needed.
· Verify that all closing conditions have been satisfied prior to
scheduling closing.
· Prepare and organize closing files for settlement agents or closers.
· Ensure compliance with lender, underwriter, state, and federal
regulations.
· Maintain accurate records and update files throughout the transaction
process.
· Provide exceptional customer service while managing multiple files
and deadlines.
Qualifications Education and Experience
· High school diploma or equivalent required.
· Minimum of 1-3 years of title processing, escrow,
mortgage, or real estate closing experience preferred.
· Experience with title software such as SoftPro, Qualia, RamQuest, or similar platforms preferred.
Knowledge, Skills, and Abilities
· Strong understanding of real estate transactions and title insurance
procedures.
· Knowledge of title commitments, deeds, mortgages, liens, judgments,
and closing documentation.
· Excellent organizational and time management skills.
· Ability to manage multiple transactions simultaneously in a
fast-paced environment.
· Strong written and verbal communication skills.
· High attention to detail and accuracy.
· Proficiency in Microsoft Office Suite, including Outlook, Word, and
Excel.
· Ability to work independently and as part of a team.
· Strong problem-solving and customer service skills.
Working Conditions
· Primarily office-based environment.
· Frequent communication with clients, lenders, agents, attorneys, and
vendors.
· Ability to meet deadlines and manage a high-volume workload.
