Position Type: Temporary
Schedule: Monday–Friday, 8:00 AM–4:30 PM
Pay Rate: $18.00 per hour
Start Date: Immediately upon selection
Location: Various Public Housing Sites
Duration: Temporary; anticipated minimum of 2 weeks, with duration to be determined based on operational needs

MAINTENANCE MECHANIC I

Nature of Work

Performs moderately difficult building, mechanical, and general maintenance and repair work for public housing, buildings, facilities, and equipment. Work includes preventive maintenance, troubleshooting, repairs, construction support, and operation of various maintenance equipment. Work is performed under general direction and may include serving as a lead worker.

Essential Duties and Responsibilities

• Performs building and mechanical maintenance, including plumbing, carpentry, masonry, painting, electrical, HVAC, refrigeration, glazing, and related repairs.
• Troubleshoots equipment and systems by inspecting, testing, and interpreting blueprints, specifications, manuals, and parts catalogs.
• Repairs and maintains HVAC, refrigeration, electrical, plumbing, heating, ventilation, boilers, pumps, compressors, furnaces, and other mechanical systems.
• Assists with remodeling and construction projects, including repairs to walls, doors, windows, roofs, fixtures, floors, tile, concrete, and other building components.
• Maintains emergency generators, intercoms, security cameras, telephone systems, locks, fire alarms, and burglar alarm systems.
• Installs, assembles, aligns, balances, and services equipment.
• Performs preventive maintenance and grounds maintenance and maintains accurate work-order and maintenance records.
• Operates a variety of tools, machinery, vehicles, and equipment, including forklifts, drills, saws, pumps, compressors, and related equipment.
• Requisitions materials and supplies and inspects contractor work as assigned.
• Maintains cleanliness and safety of work areas and facilities.
• Works cooperatively with vendors, contractors, employees, residents, and the public.
• Provides or participates in cross-training and may provide direction to laborers, trainees, helpers, or other assigned staff.
• Follows all applicable safety, compliance, confidentiality, and organizational policies.
• May be required to work extended hours during emergencies or disasters.
• Performs related duties as assigned.

Minimum Qualifications

High school diploma or GED, completion of vocational training in building or mechanical trades, and at least one year of experience in building or mechanical maintenance and repair; or an equivalent combination of education and experience.

Knowledge, Skills, and Abilities

• Knowledge of building and mechanical maintenance methods, tools, materials, and safety practices.
• Knowledge of HVAC, refrigeration, plumbing, electrical, boilers, pumps, compressors, and related equipment.
• Ability to read blueprints, plans, specifications, and technical manuals.
• Ability to troubleshoot and repair a variety of building and mechanical systems.
• Ability to operate maintenance and construction equipment safely.
• Ability to follow written and oral instructions and maintain accurate records.
• Ability to communicate effectively and establish good working relationships.
• Ability to work independently and adapt to changing situations.

Physical Requirements

Must be able to perform moderate to strenuous physical work, including standing, walking, crawling, kneeling, bending, stooping, climbing, lifting, carrying, pushing, and pulling. Must be able to lift up to 50 pounds and use hands and arms to handle tools, equipment, and materials.

Special Requirement

Must possess a valid driver's license from the state of residence.

Distinguishing Features

Performs a variety of building and mechanical maintenance and repair duties, operates and maintains equipment, assists skilled workers, and may serve as a lead worker at a facility or project. Work is performed under general supervision and is subject to inspection and approval by a supervisor.
