Construction Superintendent – Luxury Residential
Reports To: Construction Manager
Supervises: Site Coordinator, field laborers, subcontractors
Location: Projects across Northern NJ and NYC (based from Rutherford, NJ)
Compensation: $120,000–$140,000 base salary, depending on experience, plus a performance bonus of up to $15,000 annually tied to project margin and schedule

The Role
You'll run day-to-day field operations across 2–4 concurrent luxury residential projects, typically $450K–$1.3M each. You'll own field execution, the site schedule, subcontractor coordination, quality, and safety, so that our Construction Manager can focus on pre-construction and buyout.
Key Responsibilities
- Run daily operations across multiple active job sites in NJ and NYC
- Own the field schedule: maintain a rolling 3-week look-ahead and keep trades sequenced and moving
- Coordinate subcontractors, deliveries, inspections, and milestone readiness
- Supervise the Site Coordinator and field labor, and assign daily work
- Enforce quality: check work against drawings and specs, and flag deviations before they're covered up
- Identify out-of-scope work and stop it until a change order is documented, priced, and approved
- Coordinate with our architecture team on RFIs and with our millwork shop on install sequencing
- Maintain daily logs, photos, and progress updates in Buildertrend
- Submit material and subcontractor requests to the Construction Manager and Construction Coordinator
- Manage site safety, cleanliness, protection, and tool inventory
- Lead punch lists and project closeout
- Represent the firm professionally with clients, neighbors, and building management
Qualifications
- 7+ years in residential construction, including 4+ years as a superintendent on custom or luxury single-family homes (commercial-only backgrounds will not be considered)
- Proven ability to manage multiple projects at once
- Strong command of architectural and structural drawings and of construction sequencing
- Proficiency with Buildertrend or similar project management software
- Calm, clear communicator with high-expectation clients
- NYC co-op/condo renovation experience a plus
- OSHA 30 preferred
- Valid driver's license required; this is a field-based role across multiple sites
