Project Manager – Commercial Construction

Florida Palm Construction is a growing South Florida General Contractor and Construction Management firm specializing in commercial construction, tenant improvements, institutional projects, and select high-end residential work.

We are looking for an experienced Project Manager who wants to truly own their projects; not simply process paperwork.

At Florida Palm, our Project Managers are responsible for taking a project from preconstruction handoff through closeout and delivering it on schedule, on budget, and with a client who wants to work with us again.

You will work closely with our Superintendent, Preconstruction team, subcontractors, clients, architects, engineers, and company leadership to anticipate problems, make decisions, manage risk, and keep projects moving.

We are looking for someone who takes ownership, communicates proactively, understands the financial side of construction, and doesn't wait for someone else to solve a problem.

What You'll Own

Take Ownership From Day One

Once a project is awarded, you become one of the primary leaders responsible for its success.

You will participate in the Preconstruction-to-Operations handoff and quickly develop a complete understanding of the plans, specifications, estimate, subcontractor proposals, scope assumptions, schedule, allowances, exclusions, and known project risks.

During project startup, you will:

• Review plans, specifications, estimates, and subcontractor proposals
• Develop the project budget and Schedule of Values
• Build the project schedule with the Superintendent
• Buy out subcontractors and issue purchase orders
• Coordinate subcontractor site visits and project kickoff activities
• Identify long-lead items and procurement priorities
• Establish project documentation and controls
• Ensure permitting and required agency coordination are progressing
  

Our expectation is that every project begins with a clear plannot with the team reacting after construction starts.

Manage the Project

You will manage the project from mobilization through closeout, working closely with the Superintendent to keep the job moving.

Responsibilities include:

• Managing subcontractors, vendors, contracts, and purchase orders
• Managing submittals, RFIs, change orders, and project documentation
• Monitoring the project schedule and critical path
• Developing bi-weekly look-ahead schedules with the Superintendent
• Coordinating permitting, inspections, revisions, and municipal requirements
• Identifying potential delays, scope conflicts, and project risks early
• Driving solutions when problems arise
• Maintaining accurate project documentation in our construction management software
• Managing closeout documentation and turnover to the client

We expect our Project Managers to know where their projects stand at all timesand what needs to happen next.

Own the Financial Performance

Our Project Managers don't just manage construction. They understand and manage the financial health of their projects.

You will be responsible for:

• Maintaining accurate project budgets and cost projections
• Monitoring committed and projected costs
• Managing cash flow and forecasting
• Reviewing subcontractor invoices
• Preparing client billings
• Managing Schedule of Values
• Tracking change orders and additional work
• Coordinating lien releases and required billing documentation
• Identifying potential cost overruns before they become problems
• Providing leadership with accurate visibility into project profitability

The goal is straightforward: deliver excellent work while protecting the project's budget and Florida Palm's profitability.

Lead the Client Experience

Our clients should never have to chase us to understand what is happening on their project.

You will serve as a primary point of contact and provide consistent, proactive communication regarding schedule, decisions, risks, changes, and progress.

You will:

• Communicate with clients at least weekly
• Lead or participate in OAC and owner meetings
• Coordinate with architects, engineers, inspectors, municipalities, associations, and other stakeholders
• Clearly communicate problems along with recommended solutions
• Document decisions and establish clear next steps
• Maintain professional relationships even during difficult project conversations

Our goal isn't simply to complete a project. It's to build enough trust that the client wants Florida Palm on their next project.

Lead the Project Team

You will work closely with the Superintendent as a team, with each person understanding their responsibilities and supporting the overall success of the project.

You will participate in weekly construction meetings, maintain project reporting, escalate critical issues when necessary, and help create accountability across the project team.

Strong Project Managers at Florida Palm don't wait to be told what to do. They see what needs to happen, communicate it, and drive it forward.

What Success Looks Like

We believe expectations should be clear.

Some of the standards we hold our Project Managers accountable to include:

• Subcontractor buyout targeted within one week of project handoff
• Initial project schedule and Schedule of Values completed within two weeks of handoff
• Client communication occurring consistently and proactively
• Emails and client calls responded to within one business day
• Bi-weekly schedules developed with the Superintendent, including critical-path activities
• Problems identified quickly with a recommended direction or solution developed within 24 hours
• Client billing completed accurately and on schedule
• Project budgets, forecasts, and cost information kept current
• Project documentation maintained throughout constructionnot recreated at closeout
• Projects delivered on schedule, on budget, and at the quality expected by Florida Palm and our clients

Who We're Looking For

Our ideal candidate has experience managing commercial construction projects for a General Contractor and is comfortable balancing field execution, client relationships, subcontractor management, scheduling, and project financials.

You will likely be successful here if you:

• Take ownership rather than waiting for direction
• Understand commercial construction means and methods
• Can read and interpret plans, specifications, contracts, and subcontractor proposals
• Understand project budgets, cost forecasting, billing, and Schedule of Values
• Are comfortable managing subcontractors and holding people accountable
• Can work effectively with Superintendents and field teams
• Communicate confidently with clients, architects, engineers, and municipalities
• Anticipate problems instead of simply reporting them
• Are highly organized and comfortable managing multiple priorities
• Stay calm and solutions-focused when projects become challenging
• Understand that documentation and follow-through are fundamental parts of good project management
• Want to continue developing professionally and take on greater responsibility as the company grows

Commercial General Contractor experience is strongly preferred. Experience with tenant improvements, institutional projects, occupied facilities, ground-up construction, and/or high-end residential projects is a plus.
