Job Summary

Element Systems is looking for a Junior Estimator & Bid Coordinator to join our estimating and service team.

This is a junior-level position designed for someone who wants to build a career in commercial construction estimating. The position will be responsible for Service Estimating and the initial intake and qualification of incoming bid opportunities.

You will work directly with our estimating, sales, service, and operations teams while developing experience in plan reading, estimating, Division 7 construction, field inspections, and commercial building systems.

What You'll Be Estimating

This position will estimate a variety of service and smaller construction projects, including:

  • Commercial roofing repairs and replacements
  • Waterproofing
  • Siding
  • Architectural and miscellaneous sheet metal
  • Gutters and downspouts
  • Emergency service work
  • Tenant finish roofing work
  • HVAC and MEP-related roof modifications
  • Roof penetrations, curbs, infills, and flashing
  • Parking lot striping
  • Window repairs
  • Other exterior building and facility repair scopes

Not every project will come from a field inspection. Many opportunities will require reviewing architectural, mechanical, electrical, plumbing, and roofing plans to determine what work is required.

What You'll Do
  • Own and manage Service Department estimating.
  • Review incoming bid requests and determine whether they belong in Service or Production Estimating.
  • Review plans, specifications, project manuals, and addenda.
  • Identify applicable Division 7 requirements.
  • Perform material and labor takeoffs.
  • Develop scopes of work, pricing, assumptions, and exclusions.
  • Review tenant finish and MEP plans for roofing-related work.
  • Obtain supplier and subcontractor pricing when required.
  • Perform site inspections when additional field information is needed.
  • Route larger or more complex projects into the Production Estimating queue.
  • Assist senior estimators with takeoffs and larger projects when workload allows.
  • Help maintain an organized estimating pipeline and ensure opportunities are not missed or delayed.

  • Bluebeam Revu – plan review, measurements, markups, and takeoffs
  • CenterPoint Connect – estimating and workflow management
  • The Estimating Edge – commercial roofing estimating
  • ChatGPT and approved AI tools – plan/specification review, Division 7 analysis, scope identification, bid qualification, and estimating support

We expect our estimators to use technology and AI to work more efficiently while still verifying information against the actual project documents.

Qualifications
  • 0–2 years of experience in construction, estimating, roofing, architecture, engineering, project coordination, or a related field preferred.
  • Commercial roofing or exterior construction experience is preferred but not required.
  • Basic ability to read construction drawings and specifications preferred.
  • Willingness and ability to learn architectural, structural, and MEP plan reading.
  • Strong computer skills and ability to learn estimating and project-management software.
  • Bluebeam experience preferred.
  • Experience with estimating software is a plus.
  • Comfortable using ChatGPT and other approved AI tools for document review and estimating support.
  • Strong organizational skills and attention to detail.
  • Ability to manage multiple estimates, deadlines, and priorities at the same time.
  • Strong written and verbal communication skills.
  • Ability to communicate with customers, field personnel, sales, suppliers, subcontractors, and internal estimating staff.
  • Willingness to perform local site inspections when required.
  • Valid driver's license and reliable transportation.
  • Ability to work independently while also functioning as part of the estimating, sales, and service teams.
