Construction Project Manager
A Construction Project Manager for K-12 projects must understand occupied campus environments, stakeholder coordination, safety, phasing, and regulatory requirements unique to school districts.

Position Summary
The Construction Project Manager is responsible for the overall planning, coordination, execution, and delivery of K-12 educational construction projects. This position serves as the primary point of contact between the school district representatives, architects, engineers, contractors, and other stakeholders to ensure projects are completed safely, on schedule, within budget, and in accordance with quality standards. The ideal candidate will possess extensive experience managing renovations, additions, and new construction projects in occupied educational environments and demonstrate strong leadership, communication, and problem-solving skills.
Essential Duties and Responsibilities
Project Planning and Management
- Manage all phases of construction projects, including preconstruction, procurement, construction, commissioning, and closeout.
- Develop and maintain project schedules, budgets, and work plans.
- Monitor project progress and proactively identify and resolve issues impacting cost, schedule, or quality.
- Coordinate project activities with architects, engineers, consultants, contractors, and school district personnel.
- Lead project meetings and prepare meeting agendas, minutes, and action item logs.
- Review and evaluate contractor schedules, submittals, RFIs, pay applications, and change orders.
Client and Stakeholder Coordination
- Serve as the primary liaison between the Owner and project team.
- Coordinate project activities to minimize disruption to school operations.
- Communicate project status, risks, and recommendations to district leadership and stakeholders.
- Facilitate presentations to school boards, administrators, campus personnel, and community representatives when required.
Budget and Cost Management
- Monitor project budgets and maintain accurate cost reporting.
- Review project estimates and provide cost analysis during design and construction.
- Evaluate and negotiate change orders and potential claims.
- Track contingency utilization and forecast project financial performance.
Construction Administration
- Conduct regular site visits to monitor progress and ensure compliance with contract documents.
- Verify quality control procedures and workmanship standards.
- Coordinate testing, inspections, commissioning activities, and occupancy requirements.
- Manage project documentation and maintain accurate records.
Safety Management
- Promote and enforce project safety requirements.
- Review contractor safety plans and monitor compliance.
- Ensure work activities are properly coordinated in occupied school environments.
- Identify and mitigate safety risks affecting students, faculty, staff, and visitors.
Closeout
- Coordinate punch list activities and project completion requirements.
- Ensure delivery of warranties, operation manuals, as-built drawings, and training documentation.
- Facilitate final acceptance and project turnover to district staff.
Qualifications
Education
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
Experience
- Minimum 7-10 years of construction management experience.
- Minimum 5 years managing K-12 educational facility projects.
- Experience with occupied campus renovations, additions, and new construction.
- Experience working with public sector procurement and contracting preferred.
- Experience as an Owner's Representative, Construction Manager at Risk (CMAR), or General Contractor preferred.
Knowledge, Skills, and Abilities
- Strong understanding of construction methods, building systems, and educational facility requirements.
- Knowledge of Texas school district construction programs and bond-funded projects preferred.
- Ability to read and interpret plans, specifications, schedules, and construction contracts.
- Proficiency with Microsoft Office Suite, Microsoft Project, Primavera P6, Procore, Bluebeam, and related project management software.
- Strong leadership, negotiation, and conflict resolution skills.
- Excellent verbal and written communication abilities.
- Ability to manage multiple projects simultaneously.
- Strong organizational and time management skills.
Preferred Certifications
- PMP (Project Management Professional)
- CCM (Certified Construction Manager)
- OSHA 30-Hour Construction Safety
- LEED Accredited Professional (preferred)
Physical Requirements
- The physical nature of the primary functions require sufficient physical ability and mobility to work in an office setting, to stand or sit for prolonged periods of time, to occasionally stoop, bend, kneel, crouch, reach and twist; to lift, carry, push and/or pull, to operate equipment requiring repetitive hand movement and fine coordination.
- Work is performed in an indoor and outdoor setting with exposure to all types of weather and temperature conditions and travel from site to site.
- Ability to visit active construction sites and access various project areas.
- Ability to walk job sites, climb stairs and ladders, and traverse uneven terrain.
- Ability to lift up to 25 pounds occasionally.
