This position is responsible for providing an intermediate level of expertise in work orders, troubleshooting, preventive maintenance, equipment repairs, HVAC systems, and general industrial maintenance within a manufacturing environment.
The Industrial Maintenance Mechanic III – HVAC will work under minimal supervision as part of a self-directed team. This is a multi-craft maintenance position that may involve machine repairs, general maintenance, and supporting other licensed trades as required.
The ideal candidate should have strong knowledge of industrial HVAC, mechanical equipment, maintenance systems, and troubleshooting techniques.
Key Responsibilities
- Perform planned and preventive maintenance on building equipment and related systems.
- Troubleshoot and repair mechanical equipment, including:
- Pumps
- Agitators
- Hydraulic systems
- Laboratory vacuum systems
- RO/DI purified water systems
- Compressed air systems
- Gas equipment and distribution systems
- Respond to work orders and complete repairs efficiently to minimize equipment downtime.
- Perform preventive maintenance inspections and identify potential equipment failures.
- Develop and implement planned maintenance procedures.
- Prepare job estimates and maintain spare parts inventory.
- Assist with installation, inspection, and servicing of new equipment.
- Support contractors, vendors, project managers, building managers, engineers, and other maintenance personnel.
- Perform general maintenance duties, including minor carpentry, painting, sheet metal, and equipment repairs.
- Use CMMS to document and complete scheduled preventive maintenance activities.
- Respond to customer work orders and provide appropriate service and feedback.
- Recommend improvements to maintenance methods and equipment performance.
- Follow all applicable safety regulations, company policies, codes, and industry standards.
- Follow proper Lockout/Tagout (LOTO) procedures, Job Hazard Analysis (JHA), and PPE requirements.
- Operate hand tools, computers, diagnostic equipment, measuring instruments, and testing equipment.
- Work safely from aerial lifts and scissor lifts at heights of up to 30 feet or higher.
- Maintain a strict work schedule while remaining flexible to changing customer and business requirements.
- Perform other duties as assigned by the Manager or Supervisor.
Minimum Requirements
- High School Diploma or demonstrated equivalent.
- 3+ years of maintenance experience in one or more of the following:
- Industrial HVAC
- Industrial Mechanical/Machine Repair
- Automotive Repair
- Equivalent combination of education and experience
- Ability to work from aerial lifts or scissor lifts at heights of 30 feet or higher.
- Ability and willingness to work overtime when required.
- Willingness to work weekends and holidays when required.
- Ability to obtain additional licensing if required by state regulations.
Physical Requirements
- Ability to perform repetitive wrist movements.
- Ability to walk extensively throughout the facility during the workday.
- Ability to climb extension ladders, roof ladders, stepladders, and stairs.
- Ability to bend, stoop, squat, kneel, reach, stretch, and move as required.
- Ability to differentiate colors for wire color-coding.
- Ability to read and understand technical documents and information displayed on computer systems.
- Ability to operate computers and standard office equipment.
- Ability to move light-to-medium-weight materials.
- Ability to communicate effectively with coworkers, customers, contractors, vendors, and management.
- Ability to work professionally and effectively in a potentially stressful environment.
