Job Description
Shape first impressionsand keep people safe

Great properties tell a story before anyone walks in the door. As the Portfolio Grounds Operations Lead (Texas), you’ll write that story every day. You’ll combine hands-on landscape work with team leadership and vendor coordination to maintain high standards for appearance, irrigation performance, and safety across commercial and company-owned sites.

Your mission

Protect curb appeal. Prevent hazards. Deliver consistency. You’ll create plans that ensure lawns, beds, and trees are healthy year-round; you’ll guide crews to execute efficiently; and you’ll uphold safety and compliance so every visit is worry-free.

How you’ll make it happen
  • Operational control across Texas: Direct multi-site landscape maintenance for commercial and company locations.
  • Quality assurance: Conduct frequent site assessments for appearance standards, safety, and irrigation functionality.
  • Programmatic scheduling: Build calendars for mowing, trimming, edging, fertilization, weed management, irrigation, and seasonal plantings.
  • Care of exterior spaces: Keep grounds, parking lots, walkways, and common areas clean, tidy, and risk-free.
  • Irrigation reliability: Track performance, identify issues, and arrange prompt repairs.
  • Seasonal workstreams: Lead color rotations, tree pruning, mulch installations, and storm-response operations.
Lead the team
  • Supervise landscape crews and contractors with clear daily direction.
  • Coach, train, and evaluate performance to foster teamwork, accountability, and safety.
  • Assist with interviewing, onboarding, and training new hires.
Safety, compliance, and records
  • Model and enforce company safety policies.
  • Ensure OSHA and environmental compliance.
  • Conduct safety huddles and equipment inspections; document incidents, repairs, and maintenance activity.
Steward budgets and partnerships
  • Support budget creation and cost management for landscape operations.
  • Monitor inventories of materials, tools, and equipment.
  • Coordinate specialty vendors and contractors; verify work against contract terms and approve invoices.
What sets you up for success
  • High school diploma or GED; further training in horticulture, landscaping, or facilities preferred.
  • 3–5 years in commercial landscape maintenance.
  • Supervisory or crew leadership background preferred.
  • Expertise in irrigation, plant health, turf care, and landscape equipment.
  • Exceptional organization, communication, and problem-solving.
  • Ability to manage multiple properties and competing priorities.
  • Proficiency with Microsoft Office and mobile communication apps.
  • Valid driver’s license with an acceptable driving record.
Physical expectations & work setting

  • Occasional evenings/weekends and emergency support during severe weather events.
Preferred capabilities

  • Experience managing vendors and contracts.
  • Knowledge of irrigation scheduling systems and landscape management software.
