Anytime Flooring is seeking a skilled and dedicated Project Manager to join our team! Anytime Flooring is a leading flooring and installation provider in the Southeast Region. Job Summary: The Project Manager oversees commercial flooring projects from contract through closeout, managing scheduling, budgets, vendors, and subcontractors. This role is accountable for project profitability, cost control, safety, quality, and client satisfaction while ensuring projects are completed on time, within budget, and in accordance with contract requirements.
Essential Job Duties and Responsibilities: (Included but not limited to)
- Manage day-to-day operations and scheduling for assigned projects, maintaining targeted schedules and completion dates.
- Prioritize safety, quality, and client contract compliance throughout each project.
- Review contracts, scopes of work, material requirements, and budgets to understand project requirements and financial goals.
- Manage project budgets and profitability by monitoring labor, material, subcontractor, equipment, and other job costs.
- Review weekly job cost reports, identify budget overruns, and implement corrective actions to protect project margins.
- Prepare monthly cost-to-complete projections and communicate anticipated changes in costs, revenue, and profitability to leadership.
- Manage vendors and subcontractors throughout the project, ensuring performance aligns with approved scopes, pricing, and schedules.
- Review and approve subcontractor invoices and payment requests, verifying completed work, quantities, and agreed pricing.
- Track change orders from identification through approval, ensuring accurate pricing, supporting documentation, and timely submission.
- Obtain written authorization for additional work and communicate pending or disputed change orders to leadership.
- Coordinate with accounting to provide accurate monthly billing information, verify percent complete, and identify billable materials and approved change orders.
- Support timely collections by helping resolve billing discrepancies, outstanding documentation, and client questions.
- Control avoidable costs by coordinating material deliveries, monitoring inventory, and minimizing waste, rework, and unnecessary trips.
- Maintain complete and accurate project documentation, including schedules, approvals, delivery records, change orders, and closeout requirements.
- Communicate proactively with clients and respond to calls, questions, and requests in a timely manner.
- Provide courteous and prompt service to internal and external customers while maintaining company and client confidentiality.
- Follow operating procedures and ensure teams work efficiently and effectively.
- Manage multiple projects and make decisions that reflect Anytime Flooring’s core values of Quality Service, Drive, Passion, Value, Healthy Culture, and Safety.
Required Skills and Abilities:- A bachelor’s degree in construction management preferred
- 5+ years of construction management experience
- Knowledge of commercial systems
- Tech savvy and proficient in Microsoft programs
- Ability to perform construction related tasks in the field if needed
- Excellent problem-solving skills
- A take initiative mindset
- A strong focus on customer relations
- Valid drivers license and clear driving record
- Ability to pass a drug screen
- Ability to travel is required
Physical Requirements:- Prolonged periods of sitting at a desk and working on a computer
- Must be able to lift up to 15 pounds at a time
- Ability to pass a background and drug/alcohol screening
Mental Requirements:- Must be able to fulfill essential job functions in a consistent state of alertness and safe manner.
- Must have the ability to talk and communicate effectively with management/supervision.
- Reading and writing comprehension are necessary for giving and receiving directions to perform work and our safety policy.
- Must be able to work at various tempos and concentrate amid distractions.
- Decision making skills necessary.
- Detail-oriented; must be able to remember, examine, and observe details
