About the Position

First Property Management is seeking an experienced Assistant Property Manager to support multiple Portfolio Managers and help keep our Chattanooga residential portfolio running smoothly.

We're looking for someone who understands third-party property management, takes initiative, stays organized, and can manage competing priorities without constant supervision.

This is a hands-on position supporting daily property operations, resident relations, collections, lease administration, and portfolio reporting. Our Portfolio Managers maintain primary responsibility for owner relationships, leasing strategy, and portfolio performance, while the Assistant PM provides essential operational and administrative support.

What You'll Do

  • Coordinate daily operations and administrative tasks across multiple residential portfolios.
  • Support rent collections, lease preparation, renewals, and leasing administration.
  • Maintain accurate property, resident, and lease records.
  • Coordinate inspections, move-ins, move-outs, and property-related follow-up.
  • Respond to resident inquiries and assist with issue resolution.
  • Prepare reports and support Portfolio Managers in meeting performance goals.
  • Provide backup owner communication when needed.
  • Collaborate with Accounting, Maintenance, and other internal departments.

**Required Qualifications**

  • Minimum 2–3 years of third-party residential property management experience required.
  • Experience with rent collections, lease creation, resident relations, and property management software.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to support multiple Portfolio Managers and work independently.
  • Working knowledge of Fair Housing and residential landlord-tenant practices.
  • Valid driver's license and reliable transportation for occasional property visits.

Preferred: Rentvine experience and familiarity with scattered-site residential portfolios.

What We're Looking For

Someone who is proactive, dependable, detail-oriented, and takes ownership of their work. You should be comfortable managing competing priorities, recognizing when something needs attention, and following through without constant supervision.

We offer a collaborative team environment, dedicated Accounting and Maintenance support, and opportunities for professional growth.

If you enjoy property management and take pride in keeping things organized and running efficiently, we'd like to hear from you.
