- Manage monthly close deadlines and prepare accurate reporting packages for ownership, including property financial statements, rent roll analysis, cash summaries, aged receivables, and variance reports.
- Prepare common area maintenance (CAM) reconciliations and track recoverable versus non-recoverable expenses according to individual lease terms.
- Review tenant billing for accuracy, including base rent, CAM charges, real estate taxes, escalations, free rent periods, and concessions.
- Partner with leasing and property management teams to maintain accurate lease information and resolve billing questions.
- Monitor accounts receivable, tenant delinquencies, and cash applications while supporting collections follow-up and escalation reporting.
- Assist with annual property budgets and monthly reforecasts, analyze budget-to-actual results, and identify cost-saving opportunities.
- Track tenant improvement and capital expenditures by property and tenant, maintain supporting schedules, and analyze investment returns, payback periods, and lease profitability.
- Analyze property labor expenses and their impact on revenue, operational efficiency, and NOI.
- Communicate financial results and recommendations clearly to ownership and non-accounting stakeholders.
Qualifications
- Three or more years of property accounting or commercial real estate accounting experience preferred.
