Job Description

My client is seeking a detail-oriented Project Manager/Estimator to oversee estimating, preconstruction planning, and project execution for heavy industrial and healthcare construction projects. This position manages assigned projects from initial cost analysis through final completion, with responsibility for accurate budgets, subcontractor procurement, scheduling, financial performance, and client satisfaction.

The ideal candidate is proactive, customer-focused, organized, and resourceful, with the ability to independently manage multiple project requirements while maintaining strong relationships with clients, design professionals, subcontractors, and suppliers.

Key Responsibilities
  • Estimating and Preconstruction: Review construction drawings, specifications, and project documents to develop cost estimates, perform labor and material takeoffs, and identify potential efficiencies or cost-saving opportunities.
  • Budget Development: Evaluate subcontractor and supplier proposals, establish project budgets, and monitor financial performance throughout the project lifecycle.
  • Subcontractor and Vendor Procurement: Solicit and compare bids, distribute project documents, issue addenda, negotiate pricing, evaluate qualifications, and secure subcontractors and suppliers.
  • Project Planning and Scheduling: Develop construction schedules, coordinate resources, and establish project requirements to support efficient execution.
  • Client and Design Coordination: Serve as a key point of contact for clients, architects, engineers, utility providers, and local authorities throughout project development and construction.
  • Project Administration: Prepare customer billing applications, review subcontractor invoices and change orders, track project documentation, and maintain accurate construction records.
  • Field Coordination: Work closely with on-site personnel to monitor progress, resolve subcontractor issues, address project challenges, and maintain schedule and quality expectations.
  • Design and Document Management: Review preliminary design documents, coordinate revisions, and track drawings, product data, samples, and other required submittals through the approval process.
  • Project Meetings: Lead or participate in regular project meetings to review progress, discuss financial performance, address concerns, and recommend value-engineering alternatives when appropriate.
  • Financial Reporting: Review monthly cost projections, monitor work in progress (WIP), and maintain accurate project forecasts and financial reporting.
  • Project Closeout: Verify completion of outstanding work, coordinate punch-list resolution, and ensure required documentation is finalized.
Qualifications
  • Three to five years of construction project management and/or estimating experience, preferably involving heavy industrial and healthcare projects.
  • Bachelor's degree in Construction Management or a related field preferred.
  • Ability to interpret construction drawings, specifications, and project documentation.
  • Experience developing estimates, performing quantity takeoffs, evaluating subcontractor bids, and managing project budgets.
  • Understanding of construction scheduling, subcontractor coordination, change orders, billing applications, and project financial reporting.
  • Proficiency with Microsoft Office applications, including Outlook, Word, and Excel.
  • Strong communication, organizational, analytical, and problem-solving skills.
  • Ability to work independently, manage competing priorities, and maintain effective client and trade-partner relationships.
What Success Looks Like

The successful candidate will produce accurate estimates, maintain reliable project budgets and schedules, coordinate subcontractors effectively, and deliver projects that meet financial, quality, and customer expectations from preconstruction through closeout.
