This Estimator will join the preconstruction team and play a key role in pricing a steady pipeline of multifamily, historic renovation, and residential projects. It’s a great fit for someone who enjoys the puzzle of renovation and conversion work and wants to grow with a builder where their numbers directly shape which projects get won.
What You’ll Do
Prepare accurate, detailed cost estimates from conceptual budgets through hard bid and GMP, for both new construction and renovation work.
Perform quantity takeoffs across all divisions and build estimates using historical data and current market pricing.
Solicit, level, and analyze subcontractor and supplier bids, and make sure scopes are complete with no gaps or overlaps.
Write clear subcontractor scopes of work and help develop bid packages.
Identify cost risks unique to historic and renovation projects, including existing conditions, structural unknowns, and phasing.
Work with owners, architects, and engineers on value engineering and constructability reviews.
Build and maintain a strong subcontractor base, and grow the bidder list for each trade.
Prepare bid proposals, clarifications, qualifications, and alternates.
Support a smooth handoff to the operations team once a project is awarded.
Help maintain the company’s cost database and estimating templates.
What We’re Looking For
3–7+ years of estimating experience with a general contractor or developer.
Multifamily experience strongly preferred; historic restoration, renovation, or residential experience is a big plus.
Strong command of quantity takeoffs, bid leveling, and scope writing across all CSI divisions.
Solid understanding of construction means and methods, and of how existing conditions drive cost on renovation work.
Proficiency with takeoff and estimating software such as Bluebeam, On-Screen Takeoff, Sage Estimating, or similar, plus BuildingConnected and Excel.
Strong subcontractor relationships in the DC/MD/VA market.
Detail-oriented, organized, and comfortable juggling multiple bids on tight deadlines.
A degree in Construction Management, Engineering, or a related field is preferred, but equivalent experience is highly valued.
Why This Role
Price a diverse mix of multifamily, historic, and residential projects, so no two bids look the same.
Join a lean team where your work is seen and valued by leadership.
Steady local pipeline with no travel.
Competitive compensation and benefits.
