Job Description

About the Opportunity

Founded in 1999, this privately held general contractor serves the healthcare, financial, corporate workplace, and light industrial markets across the Southeast and Mid-Atlantic. Headquartered in the Carolinas with an established Richmond-area office, the company has built its reputation on long-term client relationships, repeat work, and a team-first culture where project leaders have real ownership of their jobs.

This Project Manager will join the Richmond team and run a steady pipeline of local projects across the company’s core markets, from healthcare and corporate interiors to ground-up and light industrial work. It’s a great fit for someone who wants to own their projects start to finish, build lasting client relationships, and grow with a regional builder that’s investing in its Virginia market.

What You’ll Do

  • Manage projects from preconstruction through closeout, owning budget, schedule, quality, and client satisfaction.

  • Lead buyout, including writing subcontract scopes, negotiating, and issuing subcontracts and purchase orders.

  • Develop and manage the project budget, forecast costs, and track committed costs monthly.

  • Manage RFIs, submittals, change orders, and pay applications.

  • Build and maintain the project schedule alongside the Superintendent, and keep trades coordinated and accountable.

  • Serve as the main point of contact for owners, architects, and engineers, and run regular OAC meetings.

  • Navigate the demands of healthcare and occupied-building work, including phasing, infection control coordination, and working around active operations.

  • Mentor APMs and Project Engineers, and support a strong safety culture on every job.

  • Lead closeout, including punch lists, O&Ms, warranties, and final financial reconciliation.

  • Support business development by building client relationships that lead to repeat work.

What We’re Looking For

  • 5–10+ years of commercial construction experience with a general contractor, including time as a Project Manager.

  • Experience in healthcare, corporate interiors, financial, or light industrial work strongly preferred.

  • A proven track record of delivering projects on time and on budget, with strong cost control and buyout skills.

  • Solid understanding of contracts, scheduling, and construction means and methods.

  • Strong communication and client-facing skills, with the ability to lead a project team.

  • Proficiency with Procore, MS Project or P6, Bluebeam, and Microsoft Office.

  • Established subcontractor relationships in the Richmond market are a plus.

  • A degree in Construction Management, Engineering, or a related field is preferred, but equivalent experience is highly valued.

Why This Role

  • Run a diverse mix of healthcare, workplace, and industrial projects close to home.

  • Join a growing Richmond office with real room to advance.

  • Work for a builder known for repeat clients and long-term relationships.

  • Competitive compensation and a comprehensive benefits package.
