What this job involves: Oversees the daily operation of the site HVAC, utilities, and site systems. This will include water, steam, and additional site systems. This position has a strong focus on maintaining, troubleshooting and repairing facility equipment on all systems. A very high percentage of “wrench time” is expected. Individuals are expected to demonstrate technical expertise in HVAC maintenance & troubleshooting and be multi-skilled in other areas (pipe fitting/plumbing, electrical) in order to successfully complete daily/weekly work assignments. Strong mechanical and electrical ability required. Must be willing to work out of trade when necessary to perform other work tasks, assist other crafts and work as a multi-craft mechanic. This position requires a high level of technical expertise with a variety of building infrastructure. The individual in this role must be available for on-call work. Off-hours shifts, evening, night and weekend work may be required. The position may be called upon to perform other general maintenance and support duties on an as-needed basis.What your day-to-day will look like:Air handling equipment /air filters including DP monitoring and air balancing.Refrigeration systems (specialty multi circuit systems).DX Systems.Process Chillers / Comfort chillers.Manage refrigerants in compliance with State and EPA requirements, including maintaining accurate refrigerant usage and inventory records.Responsible to action all alarms during a shift.Monitor the operation and make necessary adjustments on heat exchangers, HVAC systems, Centrifugal Chillers, Cooling towers, VAV systems, electrical, emergency backup systems, and hot water systems.Monitor operation, adjust, and maintain refrigeration, chilled water, and air conditioning equipment.Monitor and repair boilers, and ventilating and hot water heaters; pumps, valves, piping and filters.Monitor and repair other mechanical and electrical equipment; record readings and adjust where necessary to assure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action, as required.Install and repair plumbing / piping / tubing; wire single and three phase motors (under the direction of the Senior Electrician); run conduit; pull wiring to machinery, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Install, repair, and maintain electrical controls, switching and motor controls.Troubleshoot and PM VFD (variable frequency drives) on HVAC units and pumps.Utility Substation HV (High Voltage) switching and monitoring load distribution on site.Perform routine facility repairs, including sheetrock, patching, caulking, painting, lock repair, and piping.Must be capable of identifying, utilizing and operating tools and equipment associated with craft discipline.Must demonstrate the ability to comprehend and recognize all job-related work permits and complete Job Hazard AnalysisMust be able to perform work wearing personnel protective equipment. Including but not limited to the following: rain gear, chemical protective clothing, supplied air and air purifying respirators, safety harness, sand blast hoods, flame retardant coveralls, flash suit with gloves and hood, hard hat, ear plugs, and safety glasses.Should be able to estimate costs and order materials.Must be qualified to operate a man lift, scissor lift, forklift and respirator fitted.Must be able to work in high places (not afraid of heights) and work in confined spaces.Must be able to work off lifts and scaffolds and understand elevated work standards.Comply with policies for the safe storage, usage and disposal of hazardous materials.Maintain compliance to State, County, or City Ordinances, Codes, or Laws.Document work performance and materials procurement, as directed.Any and all other duties assigned.Desired or Preferred Experience and Technical Skills:Trade license, apprenticeship, or equivalent trade experience vocational certification is preferred.A minimum of 5 years of experience is preferred in the relevant field.Required Skills and Experience:High school diploma or equivalent is a requirement for this position.Experience working with Siemens or Honeywell BAS systems is necessary.Universal certification in Refrigeration is mandatory.Must possess adequate skills to perform job functions with minimal supervision.Ability to work in a customer service environment and interact with clients.Strong teamwork and interpersonal skills are essential.Fluent in English with excellent conflict resolution and communication abilities, both oral and written.Proficient in computer-based systems and programs including Microsoft Office and Outlook.Must be capable of performing job functions including lifting, bending, and moving objects weighing up to 50lbs in a safe manner.Comfortable with overhead work and working at heights.Skilled and physically able to operate electric hand tools, work on ladders, carry tools, lift heavy loads, operate required equipment, and drive a motor vehicle.Able to work in confined spaces such as closets, crawl spaces, attics, vaults, etc.Availability for 24-hour shifts and ability to work in all weather conditions.Work environment may vary, ranging from maintenance shop to plant settings, with outdoor work in all types of weather conditions.#HVACjobs
