Shift - Tuesday to Saturday; day shift; OT as needed
What this job involves - The Maintenance Mechanic will receive work orders for preventive maintenance as well as other general work needed from Plumbing, Mechanical, HVAC, electrical, and carpentry. Will receive call during shift for minor repairs needed. Also inspect building equipment to identify issues and respond to emergency and non-emergency calls.
What is the day to day
Maintenance
- Performance of ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and other components.
- General interior maintenance – hang pictures, install keyboard trays, repair office furniture systems, repair doors, carpet, tile, signs, ceiling tiles
- General Exterior Maintenance – repair tile, window seals, signs, wheel chocks, concrete stops, demarcation
- Perform the repair, maintenance, restoration, and replacement of various components of the physical structure of the buildings.
- Prepare, prime, patch and paint building interior and exterior surfaces and perform general handyman tasks to maintain buildings.
- Maintain and repair locks, locking mechanisms, closers, doors, furniture, window shades and controllers.
- Install or assemble furniture, fixtures, and other items as needed
- Maintain inventory of tools and equipment
- Assist the operations team in the maintenance and repair of building and equipment and/or as directed
- Moves office furniture, machinery, equipment and other materials as requested
- Replace lighting
- Clean HVAC coils, change filters and belts.
- Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
- Meeting support functions as requested
- Other tasks as assigned
Safety
- Complete Hazard Assessments as necessary
- Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
- Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
- Must complete all required safety trainings as scheduled as well as meet required safety observation requirements
- Practice Defensive Driving at all times
- Complies with all policies for the safe storage, usage and disposal of hazardous materials.
Driving
- Candidate must possess and maintain a valid state driver’s license
- Must complete defensive driving training as provided
Administrative
- Submit P-card Receipts Daily
- Update work order status in real time
- Utilize CMMS work order systems for all work performed
- Perform Vehicle Safety Inspection
- Escalating problems or issues to Customer and Manager in a timely manner
- Attend work and safety meetings as required
Desired experience and technical skills -
Required
- High school diploma or equivalent
- 2+ years of applicable working experience in general building repair and maintenance, plumbing, and electrical.
- Good communication skills, both oral and written.
- Demonstrated mechanical, electrical, carpentry and painting aptitude.
Preferred
- Familiarity with CMMS (computer maintenance management system)
Physical work requirements and work conditions
- Must be able to lift up to 50 lbs, climb up to 30 ft ladders and be comfortable training to use lift.
- Position requires frequent climbing, bending, kneeling, lifting, and driving.
- Proficient in safely performing overhead work while standing on ladders.
- Candidate must possess and maintain a valid state driver’s license
