POSITION SUMMARY
As a member of the US-Canada Feasibility team the Senior Manager, Feasibility & Analysis will play an integral role in providing research and feasibility analysis support that enables leadership to make business decisions that drive overall business results and create the most shareholder value. She/he will conduct and/or lead fieldwork and provide feasibility and analysis support to Development, Brand and other Continent discipline leaders and other key stakeholders to evaluate hotel markets and determine the potential for Marriott hotel development or acquisition opportunities. The Senior Manager will lead and/or support more complex projects, participate in setting scope of projects, serve as a primary interface with continent leaders, and may supervise and/or contribute to the review of the work of more junior staff.
In addition to providing feasibility support, she/he will provide analytical support to Asset Management and Development Asset Management staff, Development and other Continent discipline leaders and other key stakeholders for the Continent including the evaluation of potential new hotel development projects.
EXPECTED CONTRIBUTIONS
- Evaluates potential new hotel development projects accurately preparing pro formas of proposed transactions and presenting to senior executives. In addition, this individual will work on select valuations and financial analyses. Projects will be moderate to complex in scope.
- Assists Development in pre-screening markets and market planning activities.
- Prepares work plans for feasibility studies.
- Leads franchised/managed feasibility studies (both desk-based and field-based) including:
- Gathering market data by conducting interviews with external resources (city officials, competitive hotels, etc. ) and assess appropriateness of potential hotel sites;
- Project data for proposed projects (e.g., occupancy, average room rates, etc.) and assess impact of projects on existing Marriott products;
- Compile financial comparables to be used in development of financial pro formas.
- Prepares analysis and pro-formas for more complex Americas Asset Management projects.
- Leads/supports analysis including gathering and synthesizing current state data, understanding and modeling future state proposals, and developing presentations that compare data, highlight risks and focuses on qualitative and quantitative issues.
- Supports the evaluation of potential merger & acquisition opportunities within the Continent accurately preparing pro formas and presenting to senior executives.
CANDIDATE PROFILE
KEY TALENTS AND EXPERIENCE
- Minimum of 7 years relevant work experience including hotel operations, hospitality consultant, or relevant experience requiring complex data analysis and financial modeling in a market analyst role.
- Strong analytical skills with a solid understanding of hotel operating statements and financial concepts (NPV, IRR, cost of capital).
- Ability to organize and interpret complex, detailed hotel market information and present analytical results in manner appropriate for senior management decision-making (both orally and in writing, in memos or presentation format).
- Ability to manage multiple projects, and work both independently and as part of a team to include leading 1-2 staff on a project.
- Excellent interpersonal skills; able to maintain effective relationships with internal and external customers
- Ability to work effectively in a collaborative work environment
- Strong spreadsheet and word processing software skills
- Exceptional communication skills, creating an environment allowing timely information flows throughout the organization
- Willingness to travel (20-30%)
EDUCATION AND PROFESSIONAL CERTIFICATION
- Baccalaureate degree in Hospitality related discipline, Finance or Accounting required
The salary range for this position is $108,300 to $172,600 annually.
