Job Summary
We are seeking a dedicated and experienced Project/Building Manager to oversee the daily maintenance and large-scale projects of our multifamily communities. The ideal candidate will possess strong leadership skills, strong knowledge of building systems/construction, and a solid background in apartment management. This role requires hands-on management of maintenance staff and coordination with various service providers to maintain a safe and welcoming environment for all Residents.
Responsibilities
- Lead and manage the maintenance team, providing guidance and support to ensure high-quality work standards.
- Oversee all aspects of building management, including HVAC, electrical systems, plumbing, and general maintenance tasks.
- Conduct regular inspections of the building to identify maintenance needs and ensure compliance with safety regulations, building codes and best practices.
- Coordinate with contractors for specialized repairs or installations, ensuring that work is completed on time and within budget.
- Maintain accurate records of maintenance activities, repairs, and inspections using appropriate management software.
- Develop and implement preventive maintenance programs to prolong the life of building systems.
- Respond promptly to tenant requests and concerns regarding building operations or maintenance issues.
- Ensure vacant units are made rent ready, on time and within budget
- Maintain accurate records of supplies and inventory and ensure efficient and effective use
- Ensure excellent curb appeal, including ensuring excellent grounds keeping
- Preparing and carrying out emergency protocols and procedures
- Manage, staff, vendors and supplies for large volume turns, renovations, and other property improvement projects
Experience
- Proven experience in apartment management or a similar role, demonstrating strong leadership capabilities.
- Knowlege of building systems and construction, including electrical work, low voltage systems, and general building maintenance practices.
- Ability to manage multiple tasks efficiently while maintaining attention to detail.
- Strong problem-solving skills with a proactive approach to addressing issues that arise within the facility.
- Excellent communication skills for effective interaction with staff, tenants, contractors, and vendors.
- Excellent computer skills
Important Considerations
- This position will work in the office and in the field as the job requires. We have properties in different areas of the Dayton region, and you will need to be able to go from property to property in your personal vehicle. Mileage will be reimbursed. Managing scattered sites requires strong organizational skills, time management, and the ability to be adaptable. Regular travel between properties is a significant aspect of the job.
