What You Will Be Doing:
We are seeking a dedicated Maintenance Coordinator with a versatile and team-oriented attitude to join our team! This role involves overseeing all incoming work order requests, distributing them to maintenance technicians, and ensuring the completion of all jobs and projects. The Maintenance Coordinator will serve as the primary contact between the maintenance team and residents, and will also be responsible for coordinating capital and special projects for the property
Essential Job Duties:
Work Orders and Follow Up
- Answer maintenance phone and input work orders
- Monitor work order timing to ensure completion as per SSOPs
- Follow up with residents regarding satisfaction of completed jobs.
Inventory and Vendor Coordination
- Assist with coordinating capital projects by scheduling contractor visits and obtaining needed quotes.
- Follow up with contractors to ensure they arrive as scheduled.
- Orders supplied as directed by Service Manager and ensure all supplies arrive on time and are on site for the specific job.
Capital Project Assistance
- Schedule special projects as needed.
- Complete production schedule to track all make readies as well as capitol and special projects.
Collaboration with Leadership
- Work with the Service Manager, Regional Manager, Property Manager and Regional Facilities manager to coordinate the proper flow of daily work orders and curb appeal.
- Assist Service Manager with monitoring the daily activities of the maintenance team.
- Schedule and assist with unit by unit, fire, tours for DCA and township inspections.
Compliance:
- Adheres to federal and state Fair Housing Laws as well as all company policies.
What We’ll Expect from You:
- High school diploma or general education degree (GED); or two to five years related experience and/or training; or equivalent combination of education and experience
- Customer service and coordination experience
- Excellent communication, interpersonal, organization, and problem-solving skills.
- Proficiency in software applications, smartphones, and reporting/analysis tools.
