What this job involves: The Assistant Chief Engineer operates, inspects, and maintains all HVAC, mechanical, electrical, and plumbing equipment and systems in assigned facilities. This role serves as a foreman and advisor for maintenance technician personnel, ensuring efficient and safe operation of equipment. The position involves implementing structured preventive and predictive maintenance to minimize downtime, performing inspections and repairs, and assisting the Chief Engineer in all operations needed to successfully maintain properties.
What your day-to-day will look like:
- Operates, inspects, and maintains all HVAC, mechanical, electrical and plumbing equipment and systems in assigned facilities to obtain the most efficient operating results and life expectancy.
- Foremen and advisor for maintenance technician personnel in the installation, repair, and maintenance of all base building and critical system machinery and equipment.
- Assures that equipment is maintained in an energy efficient, safe manner.
- Works to reduce client equipment down time to a minimum by implementing and performing structured preventive, predictive equipment maintenance.
- Perform inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
- May stand watch and work with tools of the trade.
- Performance of ongoing preventive and repair response work orders on facility mechanical, electrical and other installed systems, equipment, and other components.
- Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.
- Perform assigned facility inspections, vendor work and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
- Respond effectively to all emergencies.
- Prepare and submit to the management summary reports listing conditions found in the performance of assigned work and recommend and/or suggest action to be taken.
- Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities. This includes building automation systems, fire / life safety systems, and any other building related equipment.
- Maintain compliance to the State, County, or City Ordinances, Codes, or Laws.
- Must be willing and able to support any after hours building related activity as required.
- Attend periodic training seminars
- Interacts with external and internal customers with a positive demeanor.
- Able to utilize Microsoft word, excel and e-mail, enter, query and change fields within a CMMS system.
- On call duties and overtime as required.
- Responsible for obtaining and maintaining Full compliance to the JLL Operations Manual.
- Assists Chief Engineer in all operations and duties needed to successfully operate and maintain properties under their jurisdiction.
- Interim Chief Engineer when/if incumbent Chief Engineer is not able to fulfil duties due to PTO, sickness or termination.
- Foreman for and advises maintenance staff and monitors performance of their assigned responsibilities. Performs and/or directs the performance of all maintenance departmental service requests and work orders, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.
- Works with Facilities Manager with operational recommendations such as capital and operation budgets.
- Provides training and supervision aimed at expanding the capabilities of the operations staff. Specific duties include but are not limited to demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and troubleshooting procedures.
- Maintains current update CMMS information for own site(s). Specific duties include but are not limited to scheduling preventative maintenance with a minimum disruption of building services, performing and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff or vendor, ordering parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.
- Directs the performance of contracted maintenance work as needed. Specific tasks include but are not limited to ensuring the timely performance of maintenance contract work, overseeing the fulfilment of equipment warrantee obligations by the installer and securing equipment manuals and drawings from the installers/contractors.
- Responsible for short term site, safety and operational training, maintaining documentation of training for the site Facilities Manager
- Participates in facilities remodeling, new exhibit construction, and other planning activities of other Departments. Monitors construction and repair projects and provides feedback to the senior Facilities Manager.
- Provides operational recommendations to Operations Manager for process improvement efficiencies
- Foremen and maintenance and operations consultant for multiple sites with jurisdiction.
- Hands-on assistance as needed within the multiple sites.
- Participate in portfolio wide engineering meetings and training.
- Participate in JLL Global engineering meetings and training.
Work Schedule: Monday through Friday, 8AM - 5PM
Desired or preferred experience and technical skills:
- Strong background in HVAC, plumbing, electrical equipment repair and maintenance.
- Understanding of overall system design and application.
- Experience with critical environment systems (CRAC, UPS, PDU, generators).
- Familiarity with Method of Procedure (MOP) or Standard Operating Procedure (SOP) processes.
- Knowledge of building automation systems and fire/life safety systems.
- Proficiency in Microsoft Office suite and CMMS systems.
- Ability to read and interpret technical documents and blueprints.
Required Skills and Experience:
- Universal CFC recovery certification
- Boilers License (if required)
- Minimum of seven (7) years of technical experience in all aspects of building engineering.
- Critical environment experience.
- Understanding of critical environment electrical systems.
- Ability to work on-call and overtime as required.
- Strong communication and leadership skills.

- Position requires sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, crouching, grasping, and making repetitive hand movement in the performance of daily duties.
