Metro area.While this role offers the flexibility to work from home, the Principal, Construction Project Manager is required to maintain a presence on project sites. An on-site presence will be required inBethesda, MDat least 3 day per week. The candidate must reside within the Mid-Atlantic orBethesda, MD / Northern Virginiaarea.This position requires up 50% travel, locally within the geographic territory to attend project site meetings, and in-office meetings with internal team members. Travel expenses, including mileage, are covered by Constellation&rsquos standard travel policy.PRIMARY PURPOSE OF POSITIONThe Principal Construction Project Manager (PM) leads project teams and plans, directs, and coordinates activities of large-scale, energy efficiency-focused commercial construction projects. Ensures that projects are completed safely, with a high level of quality, & on-time and on/under budget. Manages all aspects of project phases, from pre-construction to completion. Act as primary liaison with clients, develops subcontract and procurement documentation, including scope of work, equipment/material lists, and specifications. Negotiates subcontract and procurement scope, and terms & conditions.PRIMARY DUTIES AND ACCOUNTABILITIESLeads, plans, directs and coordinates all activities of projects to ensure that goals/objectives are accomplished within the prescribed time frame and funding parametersManages all parties involved (internal and external) and ensures professional project management from system design through construction and close-out phasesOwns and enforces safety policy on all projects, to maintain the highest level of safety at all timesDevelops and reviews project schedules, cost estimation, bill of materials, budgets, scope of work, standards and quotes from suppliersSupervises and tightly controls project implementationManages/leads the following aspects of Project Management Support:Shop drawings & submittalsChange order development and processingRequests for Information (RFI&rsquos) responsesProject progress, scheduling, and invoice preparation & trackingFinancial planning and cost forecasting/schedulingPOSITION SPECIFICATIONSMINIMUM REQUIREMENTS:Bachelor&rsquo degree and 8+ years of construction project management experience, or equivalent combination of education and related experience, or equivalent combination of education and relevant experienceMust possess, at minimum, OSHA 10 certification, OSHA 30 preferredExperience preparing construction project estimates and value engineeringExperience directing, supervising, training employees, & assigning and directing work & managing and coordinating subcontractorsHigh level knowledge of all financial aspects of project management and demonstrated thorough understanding of cost estimating and budget projectionsExpertise in construction project management methodologies, managing projects in accordance with construction contracts, and excellent understanding of engineering and construction documents and processesAbility to review design drawings and understand mechanical, electrical, plumbing and architectural plans and specificationsDemonstrated problem-solving skills and experience in handling challenging situations where tact and cooperation are crucial to cost-effective operationAll candidates must have the ability to professionally speak, read and write English.Knowledge of grammar, spelling and punctuation requires excellent proofreading skills and attention to detailMust be physically capable of performing the essential functions of this position, including walking for long distances, lifting up to 50 lbs, and climbing ladders & scaffoldingsMust have solid computer skills and aptitude using Microsoft Office applications, as well as project scheduling applications, such as Primavera P6, MS Project, or similarMust possess a valid driver&rsquos license and the ability to operate a motor vehicleFederal Security Clearance (HSPD12 minimum) or ability to get clearancePREFERRED QUALIFICATIONS:Project Management Professional (PMP) certification, highly preferred10+ years of experience managingcommercialconstruction projectsBachelor&rsquos degree in engineering discipline (electrical, mechanical, environmental) or construction management discipline, highly preferredExperience managing State or Federal government construction projects, strongly preferredPrevious experience managing multiple Prime subcontractors on projects - over $20M, strongly preferredDesign Build contract experience, strongly preferredProject Management Professional (PMP) CertificationDISCLAIMERThe preceding position description is intended to provide the general nature and level of work to be performed by employees within this classification.
